Real estate investor looking for properties to lease for a year or so before buying. Say for example your home was worth $150,000. The 2 offers I would make on your home would be a) 85-90% less than full value ($127.5-135k), a non-refundable option fee of 3-5%, applied to the closing costs if the option is utilized, at a little under market rent, for a 2 yr. minimum term. I'd be the tenant, but would sublease to another tenant-buyer, screened by me at their expense & approved by you, staying in the middle the full length of the lease, making sure the rent gets paid every month, even in the event of vacancy, and repairs and day-to-day maintenance is taken care of. Or b) I would locate and screen a tenant-buyer, approved by you, and assign my contract to them for a fee, paid by them. I would then be out of the picture. Here, you could get your full $150k, and a (generally) 7-10% (again, non-refundable) option fee, at or even a bit above full market rent. in plan a, my pay would be the difference between my fee from the tenant-buyer and my fee to you, so either choice, no fees or commissions, or repairs, or closing costs from you!
